When the Living Floor Starts a Story Up

A great deal of Keys housing has its living floor raised on piers or columns. That raises height above grade, which raises the calculated pressure, and it turns straightforward access into a planning problem.

Measuring the height from the deck you are standing on

Design pressure rises with height above grade. On an elevated house the main floor already begins a full story up, so its openings sit at a height where the figures are meaningfully higher than they would be at ground level. The common error is intuitive rather than careless: somebody stands on the deck, treats that as the floor, and calculates from there. Every opening on that elevation then comes back under-specified, and nothing about the quote looks wrong.

What elevation changes about the job

  • Height above grade, measured from the ground rather than the deck.
  • Calculated pressure, which rises with that height.
  • Corner openings, which load harder again at height.
  • Access, lifting and where a heavy unit can be staged.
  • Whether the deck structure will carry the handling.

The two levels answer to different rules

On an elevated structure the living floor is a wind-loading question and the ground level is largely a floodplain question. What may be enclosed beneath the building, and what that space may be used for, is decided by the building department rather than by what would be useful.

Keeping the two apart matters because owners frequently plan them as one project. The upper floor is our work. The lower level may not be, and finding that out early is cheaper than finding it out at the permit.

We survey these houses at the level the work is happening, which sounds obvious and is regularly skipped because it is slower and needs access arranged. It is also the only way the numbers come out right, and on the highest-pressure county in Florida a small error in the input is not a small error in the output.

Common questions

Does being elevated mean higher pressures?
Yes. Design pressure increases with height above grade, and it increases fastest at building corners. A main floor a story up carries higher figures than the same openings would at ground level.
Is access a real problem?
It is a planning problem rather than an obstacle. A wide impact slider is heavy and the route up is often a single external stair, so the lift gets worked out at survey instead of on delivery morning.
Can you do work at ground level too?
Sometimes, and it depends what that level is permitted to be. It is a floodplain and building department question first, and we would rather send you to them than quote work that may not be allowed.
