On a Piered House the Ground Level Is a Different Question

A double garage door is the largest opening in most houses. In the Keys it frequently sits at the ground level of an elevated structure, which changes what it is doing and what rules apply to it.

Treating a lower-level enclosure like a normal garage

On a great many Keys houses the living floor is up and the ground level is an enclosure beneath it — parking, storage, stairs. What that space is permitted to be, and what may be enclosed there, is governed by floodplain rules rather than by what would be convenient. Owners routinely plan improvements to that level, including doors, without establishing what the building department will accept. The window contractor is rarely the person who raises it, because it is not a window question.

What has to be established first at ground level

  • What that space is permitted to be used for.
  • What is permitted to be enclosed there, and what is not.
  • Whether flood openings are present or required.
  • Whether the jambs and structure will hold the anchoring.
  • The calculated pressure for that elevation, separate from all of it.

Why the biggest opening still matters most

Envelope protection behaves like a chain rather than a score. Once a large windward opening fails, air enters, internal pressure rises, and the roof and remaining walls carry loads the building was not designed against.

On an elevated house that logic applies to the living floor above rather than to the enclosure below, which is part of why the two levels have to be thought about separately. They are doing different jobs and they answer to different rules.

We ask what the lower level actually is before quoting a door for it, because the answer occasionally makes the whole conversation someone else's. That is not us avoiding work. It is that a door fitted into an enclosure that should not have been enclosed is a problem we would have helped create.

We are not floodplain consultants and we make no determinations about what may be enclosed beneath an elevated structure. The building department decides that. What we will do is make sure the question is asked before money is spent rather than after.

FAQ

Common questions

Can I enclose under my elevated house?
That is a floodplain and building department question, not a window question, and the answer varies with the structure and the zone. Ask them before you plan anything down there, including a door.
Does a rated door help with water?
No. Its engineering answers wind pressure and flying debris, and stops there. Water at ground level is a floodplain matter and may involve flood openings, which are a different trade entirely.
Can my existing door be braced?
Only where the manufacturer publishes a kit for that exact door. Bracing fabricated on site for a door with no approved kit carries no approval, whatever it appears to be doing.
