Height and width working against you at the same time
Two things push a slider toward the edge of its approval, and here they usually arrive together. Width does it because approvals tighten as spans grow. Height does it because pressure rises with elevation above grade, and on a piered house the main living floor already starts a story up. A wide slider on an elevated deck facing open water is close to the hardest opening in Florida residential construction, and it is also the one most likely to be priced from a plan.
What we settle before a slider is ordered here
- The true clear span and the panel configuration.
- The height of that opening above actual grade, not above the deck.
- Whether the approval holds at that width and that pressure together.
- What carries the load above the opening.
- Whether the deck structure can take delivery and handling.
Why elevation changes the number so much
Design pressure increases with height above grade, and it increases fastest at the corners of a building. A house whose living floor sits a story up is presenting its main openings at a height where the figures are meaningfully higher than they would be at ground level.
Combine that with an exposure category that in this county is never sheltered, and with a span wide enough to be near the top of an approval, and you have the specific combination that a quote written from a plan will get wrong.

The handling question is not a footnote on an elevated house. A wide impact slider is heavy, the access is often a single external stair, and the deck it has to cross is not always built for that. We work that out at survey, because discovering it on delivery morning with a truck at the end of a long road is a bad day for everyone.

We will not hang a slider on an anchoring route we do not trust, and on an elevated structure that occasionally means structural work before glass. Where that is the case we would rather lose the sequence than build on something we have doubts about.

Common questions
- Can a very wide slider be approved at Keys pressures?
- Some can and the field narrows quickly as the span grows. This is exactly where it is worth asking whether the approval covers your actual width at your actual calculated pressure, rather than covering the product line in general.
- Does the deck affect the measurement?
- It affects handling and access rather than the opening. What matters for the calculation is the height above grade, which on a piered house is greater than people assume because they measure from the deck they are standing on.
- How do you get a heavy unit up there?
- That is settled at survey — the route, the lift and whether the structure takes the load. It is a planning question with a long road behind it, so it does not get left to the morning.

The High Velocity Hurricane Zone covers Miami-Dade and Broward. Monroe County is not in it, and carries higher design wind speeds than either. The strictest test protocol does not apply where the numbers are hardest.
